Summary


The Director of Portfolio Asset Management is the strategic and operational leader for multiple client asset management workstreams as part of BGIS’s integrated facility management product serving corporate and enterprise real‑estate portfolios. The director blends deep technical mastery of building systems, capital planning, and digital asset intelligence with senior‑level business transformation, client engagement and people leadership. As a subject‑matter expert, the director will spearhead the transition and go‑live of complex accounts and initiatives, launch first‑generation outsourcing programs, drive cross‑functional integration of asset‑management systems, support mentoring of the next generation of Asset Management & Capital Planning professionals, and deliver sustainable profitability across assigned client portfolios.


Specific responsibilities include but not limited to:



  • Partner with the Senior Director to develop, execute and continuously refine the integrated asset‑management product‑line strategy.

  • Ensure high‑quality delivery of all asset‑management programs that meet or exceed client expectations and internal performance metrics.

  • Cultivate and maintain strategic relationships with senior‑level client stakeholders, driving satisfaction, retention, and cross‑sell opportunities.

  • Provide escalation handling and backup support for other asset‑management engagements within the practice.


Key Duties & Responsibilities


Strategic Leadership



  • Define the vision and integrated asset‑management strategy specific to each client and account.

  • Translate organizational goals into actionable, scalable business plans that align with corporate real‑estate objectives.

  • Support the implementation of asset management best practices and serve as a client champion of continuous improvement of processes, technologies, & service delivery models.


People Management



  • Build, coach, and retain a high‑performance team of asset managers and analysts.

  • Lead recruitment, performance management, succession planning, and professional development initiatives.

  • Serve as a mentor to mid‑level leaders in Asset & Capital Planning functions.


Integrated Service Delivery



  • Oversee end‑to‑end delivery of integrated asset‑management programs– from asset information, data collection, preventive & predictive maintenance to capital budgeting, life‑cycle costing, and project business case development & budget approvals.

  • Ensure that all engagements align or exceed quality standards (eg ISO9001, ISO14001) and client SLAs.


Client Relationship Management



  • Serve as an escalation or strategic liaison for assigned client accounts.

  • Resolve escalated issues, manage expectations, and sustain high‑level satisfaction scores.

  • Build long‑term partnerships that unlock cross‑sell opportunities across facilities, operations, & capital projects.


Technical Expertise & Innovation



  • Provide hands‑on guidance on all existing and future building systems and tangible property assets.

  • Lead the design and implementation of integrated asset‑management frameworks, combining physical assets with digital data for predictive insight.

  • Drive continuous innovation in analytics, AI/ML forecasting, and sustainability metrics.


Governance, Compliance & Risk Management



  • Ensure all programs meet MSA requirements.

  • Support the implementation and updates of client asset risk management strategies and plans.


Knowledge & Skills



  • A Master’s degree in Engineering, Data Science, Business Administration, or a related technical field is strongly preferred; advanced certifications further enhance qualifications.

  • More than 10 years of hands‑on experience managing integrated asset and facility programs across diverse corporate real‑estate portfolios, with client‑side exposure and a proven track record of leading large‑scale business transformation initiatives.

  • Demonstrate mastery of the entire asset lifecycle, from master planning and portfolio analysis through design, construction, operations, maintenance, renewal, and retirement, consistently driving continuous improvement.

  • Deep expertise in capital planning, life‑cycle costing, preventive and predictive maintenance, and sustainable operation will be required to translate these concepts into profitable service offerings.

  • Strong understanding of how asset investments affect corporate balance sheets, cash flow, CAPEX budgeting, and ROI metrics is essential; the candidate should be skilled at converting financial objectives into asset‑management strategies that support corporate investment decisions.

  • Advanced forecasting expertise, using models such as maintenance forecasting, cost‑to‑operate simulations, and NPV/IRR analysis for capital projects, will inform long‑term planning and align tactical actions with overall strategy while anticipating future trends and opportunities.

  • Develop, evaluate, and manage CAPEX and OPEX forecasts and management strategies across the entire asset lifecycle to maximize ROI and meet client and BGIS corporate financial goals.

  • Experience with multiple asset management systems such as CMMS/IS, BIM, IoT sensor ecosystems, and data‑analytics tools will be required; the individual should integrate physical asset data with analytics, AI/ML forecasting, and KPI dashboards to drive performance and value creation.

  • Strong financial acumen and P&L ownership are essential; the candidate should develop pricing strategies, produce accurate budgets and forecasts, conduct ROI analyses, exercise disciplined cost control across all projects, and steward the practice’s profitability.

  • Business‑management proficiency in strategic planning, change management, portfolio and project governance, risk assessment, stakeholder engagement, and construction of high‑impact business cases that win new revenue streams is required.

  • Leadership and people‑development skills are essential; experience leading teams of multi‑disciplinary subject matter experts to build a high‑performance Asset Management practice.

  • Client‑relationship skills, including senior‑executive liaison skills such as negotiating contracts, resolving escalated issues, managing expectations, and creating cross‑sell opportunities that deepen client trust and partnership longevity, is expected.

  • Governance and compliance knowledge of ISO9001/14001, plus vendor contract oversight, SLA enforcement, and public procurement requirements will be required.

  • Communication and influence skills are essential; the individual should deliver compelling presentations to C‑suite stakeholders, write persuasive proposals and RFP responses, negotiate effectively, and align diverse teams around a shared vision.

  • Vendor management expertise, including overseeing multi‑tier supplier portfolios, ensuring performance against SLAs, and optimizing cost structures for maximum service quality, is required.


Licenses and/or Professional Accreditation



  • Professional designation in Engineering, Certified Facility Manager (CFM), Certified Asset Management Professional (CAMP), PMP / CAPM or equivalent project‑management credential– Highly desirable.


This is a regular, full‑time position with a salary range of $129,682 - $162,103 per annum. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
