This is an exciting time to join BlueStone as we continue to grow and develop.</p><p></p><p>SUMMARY</p><p>Reporting to the President, the Real Estate Development Manager serves as the strategic driver for the entire real estate project lifecycleleading initiatives from initial feasibility through building design, site plan approvals, rezoning applications, permitting, and regulatory compliance. This role covers a diverse portfolio of residential and commercial developments, including subdivision applications, commercial buildings, residential towers, and mixed-use projects. The Real Estate Development Manager develops and manages comprehensive plans, budgets, and timelines, ensuring all tasks, consultants, and milestones align to achieve project objectives. Acting as the central coordinator, this role orchestrates interdisciplinary teams and external partners to deliver high-quality developments from concept to completion.</p><p></p><p>BLUESTONE ADVANTAGES</p><ul><li>Certified Great Place to Work for 6 consecutive years</li><li>Sign-On Bonus</li><li>Health and Dental Benefit Package</li><li>Group Retirement Savings Plan</li><li>Car Allowance</li><li>Paid Better Days and Personal Days</li><li>Opportunities for Paid Professional Development</li><li>Underground Downtown Parking Space Provided</li><li>Employee Reward and Recognition Platform</li><li>Work collaboratively with a talented and passionate development team</li><li>Feel good about where you work, we are a Green Economy London Leader who has sustainable development practices, energy modelling, and sand stormwater management top of mind</li></ul><p></p><p>RESPONSIBILITES</p><ul><li>Lead the full real estate development lifecycle, acting as the strategic driver for all phasesfrom project feasibility and due diligence through planning approvals, building design, rezoning (ZBA), site plan approvals, and permit applications</li><li>Evaluate project feasibility, planning policy, zoning regulations, servicing strategies, and environmental considerations</li><li>Prepare and manage planning applications, including rezoning, site plan approvals, and permits, ensuring timely acquisition of all approvals and compliance with municipal and provincial regulations</li><li>Coordinate and manage interdisciplinary <span >consultantsplanners,</span> architects, engineers, and other specialiststo deliver integrated designs and technical reports aligned with project objectives</li><li>Oversee building design and site planning, ensuring compliance with development standards and alignment with community and stakeholder expectations</li><li>Develop and maintain comprehensive project plans, budgets, and schedules, tracking milestones and deliverables to keep projects on time and within budget</li><li>Represent the company at public consultations, committee and council meetings, presenting proposals and addressing stakeholder feedback</li><li>Monitor project expenditures, review and approve invoices, and ensure financial accountability throughout the development process</li><li>Collaborate with internal teams to align construction activities with approved development plans and timelines</li><li>Provide regular reporting to ownership and stakeholders, including project status, schedule, and budget updates</li><li>Maintain accurate project documentation, including schedules, meeting minutes, budgets, cost tracking, and regulatory records using Procore</li></ul><p></p><p>REQUIREMENTS</p><ul><li>5 years of experience in real estate development or land use planning</li><li>Proven experience with planning approvals (OPA, ZBA), site plan and subdivision process (full cycle), and servicing strategy.</li><li>Ability to interpret and apply Ontario planning policies and regulations</li><li>Strong experience in multi-residential building design coordination</li><li>Demonstrated ability to communicate effectively with architects, <span >civil/structural/MEP</span> engineers, and earth science consultants</li><li>Exposure to secondary plan processes and municipal engagement</li><li>Familiarity with geotechnical investigations and environmental assessments</li><li>Experience preparing and reviewing technical reports and drawings for planning submissions</li><li>Proficiency with project management tools (e.g. Procore) and Microsoft Office Suite</li><li>Successful completion of criminal background check (paid by BlueStone)</li><li>Must have a valid G drivers license, access to vehicle in good working order, and automotive insurance with minimum liability of $1,000,000.</li></ul><p></p><p>HOW TO APPLY</p><p>Please apply online and submit your cover letter and resume.</p><p></p><p>To learn more about working at BlueStone please <span >visit:https://youtu.be/ULv_VzIiHcs</span></p><p></p><p><em>BlueStone Properties Inc. is an equal opportunity employer and encourages diversity in the workplace.
