Our client is a boutique asset management firm that is growing across Canada, predominantly in Ontario, with both residential and commercial assets under management. Reporting into the Director and working closely with a collaborative team, this role will provide senior leadership and oversight to a multi-site portfolio across Ontario of approximately 1,000 rental units.

The best fit will be a candidate who thrives with a key role in operational excellence, financial performance, tenant relations and onboarding of newly acquired properties while enjoying working with many hats and having exciting challenges available to hone their skillset. This is the perfect opportunity for a seasoned residential property management professional who is looking to grow in an ambitious environment.

Please note that this is a 100% in-office role M-F with travel expectations across Ontario.

Key Responsibilities

  • Provide strategic oversight of a multi-property residential portfolio comprising approximately 1,000 units
  • Lead the integration, stabilization, and operational alignment of newly acquired assets, ensuring seamless adoption of teams, systems, and processes
  • Set direction, mentor, and hold on-site leadership teams accountable for operational performance and results
  • Establish, standardize, and continuously refine portfolio-wide operational frameworks, policies, and best practices to drive consistency, scalability, and operational excellence
  • Work closely with other department leaders to ensure effective and efficient operations across the portfolio and internally
  • Provide strategic oversight of annual operating budgets, forecasting, and financial reporting in partnership with Asset Management leadership
  • Analyze monthly financial performance, including variances, revenue trends, collections, delinquencies, and expense controls, to inform decision-making
  • Oversee approval of vendor invoices, contracts, and purchase orders in alignment with budgetary and governance standards
  • Support capital planning initiatives and provide operational leadership on the execution of capital projects
  • Champion a high-quality tenant experience through proactive communication, issue resolution, and preventative maintenance strategies
  • Oversee tenant relations across the portfolio, including escalated matters, leasing activity, renewals, and retention initiatives
  • Direct regular property inspections to assess asset condition, maintenance requirements, and health and safety compliance
  • Ensure portfolio-wide compliance with provincial legislation, building codes, and residential tenancy regulations
  • Maintain rigorous documentation, reporting, and adherence to corporate policies and internal controls
  • Provide oversight of vendor relationships, contract negotiations, and tendering processes to mitigate risk and drive value
  • Provide executive-level oversight of property management systems, including Yardi Voyager, Property Vista, and RentCafe, to support financial management, leasing, and tenant communications
  • Lead and contribute to process improvements, operational efficiencies, and system optimization initiatives across the portfolio

Key Qualifications

  • Extensive experience in residential property management, including several years in senior or multi-site leadership roles
  • Demonstrated success overseeing large-scale residential portfolios, including purpose-built rental and mixed-use assets
  • Proven involvement in portfolio expansion, new acquisitions, or operational transitions
  • Strong working knowledge of industry-standard property management platforms, including Yardi Voyager, Property Vista, and RentCafe
  • Well-developed financial expertise with hands-on experience in budgeting, forecasting, and performance reporting
  • Effective people leader with strong communication skills and a commitment to delivering exceptional tenant experiences
  • Highly organized, adaptable, and capable of balancing multiple priorities in a dynamic operating environment
  • Solid understanding of the Ontario Residential Tenancies Act (RTA) and applicable regulatory requirement

Compensation

The successful candidate will receive a competitive annual base salary between $100,000-$115,000 dependent on experience + healthy performance-based bonus + standard benefit package + 4 weeks vacation.
